For public bodies, schools, churches, estates and community land

Know every piece of land you hold. Know the day someone moves onto it.

Ploti for Institutions keeps one register of all your land, from a single school plot to a thousand kilometres of rail reserve. It watches every holding from space, tracks each title and original paper, and records the decisions your board makes about the land.

  • No card or payment details to start
  • Board members and custodians are never charged
  • Nothing is ever deleted
No more land found too late

Changes seen from space, as images arrive

New buildings, fences and clearing on your land show up as alerts, before they become a court case.

No more lost title deeds

Every original paper, and who has it

Copies on file, and the originals checked by the people who hold them, every year.

No more registers in old files

One register of every holding

Mapped, measured and grouped your way: by region and station, parish, school or estate.

No more unrecorded decisions

Leases and disposals your board signed off

Proposed, voted on under your own rule and kept as the institution’s resolutions.

Who it’s for

Set up in your institution’s own words.

Pick what you are and Ploti uses your structure and titles from the first day. A railway has regions and stations; a diocese has deaneries and parishes. Change any word later.

Everything in one place

From the first boundary to the board pack.

Every holding, mapped and measured

Draw each holding on the satellite map, import your old register, or have a Ploti agent map it on the ground. Ploti measures it and checks it against land others have mapped.

  • Three shapes of land. Parcels with a boundary, corridors with a centre line and a width, and sites with a point and an area.
  • Your structure. Regions and stations, parishes or estates, with a manager for each.
  • How each is held. Freehold, leasehold, gazetted reserve, wayleave, rented or no title yet.
  • Bring your register. Import from Excel, CSV or KML, with boundaries, points or corridors.

From a change seen to the land back

Each alert shows what changed, with before and after images. Check it, mark it expected, or open a case and take it step by step, with every photo, notice and letter kept as evidence.

  • Satellite watch. New structures, fences, clearing, earthworks and dumping.
  • Someone mapping over you. An alert when anyone on Ploti maps land over yours.
  • Reports from the ground. Custodians report what they see, with photos.
  • Cases, step by step. Checked on the ground, notice served, with lawyers, resolved.

Land without a title is the easiest to lose

Follow every title application from request to registration, with who has to act next. Keep a copy of every paper, and know where each original is.

  • Titles, step by step. Survey, maps, allotment and registration; stuck ones are flagged.
  • Papers on each holding. Title deeds, leases, survey plans, gazette notices and court orders.
  • Originals checked. Who holds each original and when someone last saw it, checked every year.
  • Ready for the auditor. Every paper and its custody history, exportable.

Decisions your board can stand behind

Leasing, selling, transferring or changing a boundary is proposed in Ploti and approved under your institution’s rule. Seats on the board come with terms, so access follows the people who hold them.

  • Your approval rule. How many approvals a decision needs, and whether the head must be one.
  • Votes on record. Each vote kept with the name, seat and note, and can’t be changed.
  • Seats with terms. Access starts the day a term begins and stops the day it ends.
  • Board pack. The land, alerts, cases, titles and decisions, as a PDF for each meeting.

Everyone sees what their role needs

Land managers run the register; station managers, head teachers or parish priests see only the land they look after. Lawyers see the cases, and auditors read everything and change nothing.

  • Roles in your words. Land manager, custodian, lawyer, auditor, or roles you make.
  • Tied to a unit. A custodian sees only their station, school or parish.
  • Activity log. Who changed what, and when, for every record, and it can’t be edited.
  • Data API. Your register in your own systems, read-only or with writes.
Satellite watch

Your land, looked at again and again. From space.

Ploti checks every watched holding daily for new satellite images and compares them with the last ones it saw. When something new appears on your land, the right people get an alert with the before and after, before it turns into a claim.

  • Corridors watched in segments, with each change placed by its kilometre along the line
  • An alert whenever anyone on Ploti maps land that overlaps yours
  • Station and parish managers alerted for their own land only

Ploti field agents

Land not on a map yet? We’ll walk it for you.

Book a Ploti agent to map holdings on the ground, correct an old boundary or check one you already have. Your own people confirm the agent on the day, and nothing reaches your register until your land manager accepts it.

Agents you can verifyPloti staff only, checked in on site and confirmed by your custodian’s texted code.
A second pair of eyesEvery boundary is checked by another Ploti staff member before you see it.
A record that can’t be changedEach step is logged in order, with time and place, for the auditor.
Priced up frontA price per site from the rate card; big jobs are quoted within a working day.

Built to be trusted with public land

A record that can’t be edited

Every change is logged with who made it and when, and the log can be exported for your auditors.

Nothing is ever deleted

Over a limit or behind on an invoice? You can still see and export everything.

Approvals where it matters

Decisions about the land need the approvals your rule sets, and the votes can’t be changed.

Personal data protected

Run under Kenya’s Data Protection Act, 2019. Phone numbers are masked and staff access is logged.

Two-step sign-in for Ploti staff

Staff who handle your records sign in with an authenticator, and agents only see the jobs they’re given.

Your record, not the register

Ploti keeps your own record and evidence. The land registry stays the legal register.

Questions institutions ask

How long is the free trial, and what happens after?

30 days, with no payment details. Before it ends, choose the plan that fits how many holdings you have; if you don’t, your institution becomes read-only and nothing is deleted.

What counts as a holding?

Each piece of land you record: a parcel with a boundary, a site such as a mast or borehole, or a corridor such as a rail or road reserve. Corridors also count by their length in kilometres.

Do we pay for board members, trustees or custodians?

No. Plans are priced by the land you protect. Add as many people as you need, each seeing only what their role allows.

Can we bring our existing register?

Yes. Import it from Excel, CSV or KML with names, units, tenure, title numbers and locations, as points, boundaries or corridor lines. Holdings without a map can be mapped later, by your team or by Ploti agents.

How does satellite watch work?

Ploti compares new satellite images of each watched holding with earlier ones and raises an alert for new structures, fences, clearing, earthworks or dumping. An alert is a lead to check on the ground, and the images stay with any case as evidence.

Does Ploti replace the land registry?

No. Ploti is your institution’s own record of its land, papers and decisions. Titles are still issued and registered by the Ministry of Lands; Ploti tracks each application and where the original is kept.

Can our board approve decisions in Ploti?

Yes. Set how many approvals a decision needs and whether your head must be one of them. Each vote is recorded with the name and seat and can’t be changed, and the board pack PDF gathers it for each meeting.

We buy through tenders. Can we pay by invoice?

Yes. Plans are priced in KES or USD, monthly or yearly, and paid by M-Pesa, card or bank transfer against an invoice. VAT is added at 16%. Talk to us about frameworks or a quote.
